When young professionals go on an apartment tour, they should focus on practical aspects that affect their lifestyle, budget, and convenience. Here’s a checklist of things to look for:
1. Location and Commute
- Proximity to work: How far is it from your workplace, and what’s the commute like? Check traffic patterns and public transportation options.
- Neighborhood vibe: Is the area quiet or bustling? Are there cafes, gyms, grocery stores, or entertainment options nearby that fit your lifestyle?
- Safety: Look into crime rates in the area. Pay attention to street lighting and whether the building has secure access.
2. Apartment Condition
- Walls, floors, and ceilings: Check for cracks, stains, or mold. These can be signs of neglect or hidden damage.
- Windows and natural light: Do the windows open and close properly? Is there enough natural light during the day, or will you need a lot of artificial lighting?
- Water pressure and plumbing: Turn on faucets and the shower to test water pressure and temperature. Also, flush the toilet to ensure it works properly.
- Electrical outlets: Are there enough outlets in convenient places? Also, check if they are in good working order.
- Appliances: Check if the stove, refrigerator, microwave, and any other appliances are functioning and clean.
- Heating and air conditioning: Test the HVAC system and ask about heating costs if you’re touring in the warmer months.
- Noise levels: Visit at different times of the day if possible to assess how noisy the area or building gets, especially if you need quiet for work or relaxation.
3. Building Amenities
- Laundry facilities: Is there an in-unit washer and dryer, or is laundry located in the building? How much does it cost, and is it well-maintained?
- Fitness center: If the building has a gym, check the quality of equipment and the hours of operation.
- Parking: Is there dedicated parking, and is it included in rent? If not, where can you park, and what are the costs or availability of street parking?
- Elevator or stairs: If the building is multi-story, how accessible is your unit? Check if the elevator is reliable, especially if you’re on a high floor.
4. Lease Terms
- Rent price and hidden fees: Is the rent within your budget? Ask about additional costs like utilities, maintenance, parking, or amenity fees.
- Lease length and flexibility: Can you negotiate for a shorter or longer lease if needed? Are there penalties for breaking the lease early?
- Pet policy: If you have or plan to get a pet, ask about any pet fees, deposits, or restrictions.
5. Security
- Locks and security system: Make sure the apartment door has sturdy locks or deadbolts. Ask if there is a security system or intercom.
- Building access: Is there a secure entry to the building? Ask about the protocol for guests and package deliveries.
- Fire safety: Check for working smoke detectors, fire extinguishers, and escape routes.
6. Room Sizes and Layout
- Living space: Measure the rooms to ensure your furniture will fit, especially the bedroom and living area.
- Storage: Are there enough closets, cabinets, or storage options? Don’t forget to check the kitchen and bathroom storage.
- Layout flow: Is the layout functional for your daily needs, whether it’s working from home, entertaining, or relaxing?
7. Neighbors
- Noise and neighbor interaction: If possible, try to meet some neighbors or ask about the general culture of the building (e.g., quiet or social). It helps to know what kind of environment you’ll be living in.
8. Internet and Connectivity
- Wi-Fi options: Check which internet providers serve the building and if fiber optic or high-speed options are available.
- Mobile reception: Test your phone’s signal in the unit to ensure you’ll have reliable service.
